Know the Room Before You Walk In

Closing is the shortest step of the whole mortgage process, and the least mysterious once you know who does what. Here is how it works.

The Documents

What You Will Sign, and When It Is Ready

The most important documents you will sign at closing are the note and the mortgage, sometimes called the deed of trust. Unless there are special circumstances, these are usually prepared one to two days before your closing. The remaining documents are prepared by the closing agent the day before or the day of your closing.

  • The note and the mortgage (deed of trust) are the two documents that matter most
  • Usually prepared one to two days before your closing
  • Other documents are prepared by the closing agent the day before or day of closing
  • Ask your Mortgage Professional to send copies of completed documents after they are prepared

Who Will Be in the Room With You

The closing agent represents the lender at the closing. Before closing day, your personal Mortgage Professional contacts you to review your final documents and give you a final breakdown of your closing fees. If a question comes up that the closing agent cannot answer during the closing, ask them to call your Home Loan Consultant so you get the answer before the closing is over.

  • The closing agent conducts the signing and represents the lender
  • Your Mortgage Professional reviews final documents and fees with you before closing
  • Unanswered questions go straight to your Home Loan Consultant by phone, during the closing
  • In some areas an attorney at closing is customary or required by law; in others it is less common

Contact the closing agent if you have questions about attorney representation. America's Credit Union recommends having an attorney at the closing if it would make you more comfortable. If your attorney has questions about your new mortgage, refer them to your Home Loan Consultant, who can provide any information they need.

If You Cannot Attend, and What Comes After

If you will not be able to attend the loan closing, contact your Home Loan Consultant to talk through options. If someone you trust can attend on your behalf, you can execute a Power of Attorney so that person signs the documents for you. In other cases, the documents can be mailed to you in advance so you can sign them and forward them to the closing agent.

  • Power of Attorney lets someone you trust sign on your behalf
  • In some cases, documents can be mailed in advance for you to sign and return
  • A nationwide network of closing agents and attorneys means your closing is scheduled near your home
  • Loan documents and funds are delivered to the closing agent before closing so everything is ready

After closing, life gets simpler too. Automated monthly payments are available; an automated payment application is provided at the loan closing, and returning it enrolls you in the automated payment program.
