These calculators are for education and illustration only. They are not a loan application, rate quote, offer, or commitment to lend, and results are estimates that exclude PMI where applicable. The fixed-rate calculator estimates an initial fixed payment only; it does not show how an adjustable-rate (ARM) payment can change or include FHA mortgage insurance premiums. Interest rates shown are editable examples, not ACU rates - see current rates and fees or talk with a Home Loan Consultant. VA funding fee percentages follow the published VA schedule (first use with less than 5 percent down: 2.15 percent; subsequent use: 3.3 percent; 1.5 percent with 5 to 9.99 percent down and 1.25 percent with 10 percent or more down); verify your fee and exemption status at va.gov. All loans subject to credit approval. NMLS #449181. Equal Housing Lender.

What Happens After the Appraiser Visits

The appraisal is more than a price tag. Here is how underwriters read it, what you receive, and where condos differ.

The Underwriter's Review

What Underwriters Look For in an Appraisal

Underwriters verify two things: that your home's value supports your loan request, and that your home is as marketable as other homes in the area. Nobody expects a forced sale, but a lender needs confidence that if a sale ever became necessary, finding another buyer would not be difficult.

  • The value supports the loan request
  • Marketability compared to other homes in the area
  • Value in range with the rest of the neighborhood
  • Market statistics: time on market and steady or increasing values

Unique Features, Rural Comps, and Your Appraisal Copy

If your home sits on a 20-acre lot or has a large accessory building, the underwriter looks for other homes in the area with similar lots or outbuildings. It is hard to value unique features without seeing what other buyers paid for them, and in some areas extra acreage or outbuildings can even work against a future sale. Comparables are harder to find in rural areas, where fewer nearby homes share the same features.

  • Large lots and outbuildings are compared to similar properties
  • Rural comparables take more care to find
  • Your loan is updated with the estimated value as soon as the appraisal arrives
  • You receive a copy of your appraisal before closing, as standard practice

Why Condos Get an Extra Look

The value and marketability of a condominium depend on factors that do not apply to single-family homes, such as the condition and character of the overall project. That means a few additional review steps to confirm the project meets lending guidelines before financing can move forward. Your Home Loan Consultant handles this review and keeps you informed along the way.

  • Value and marketability depend on project-level factors
  • Extra review steps confirm the project meets guidelines

Property and Appraisal FAQ

Answers to the questions members ask most about appraisals, condos, and estimating a payment.

Underwriters verify that the home's value supports the loan request and that the home is as marketable as other homes in the area. They compare the home's features to comparable properties nearby, confirm the value is in the same range as the neighborhood, and review market statistics such as time on the market and whether values are steady or increasing.
Yes. As a standard practice, America's Credit Union provides a copy of your appraisal before closing. As soon as the appraisal arrives, your loan is also updated with the estimated value of the home.
Features like large lots or outbuildings are hard to value unless the appraiser can see what other buyers have paid for similar properties. Underwriters look for comparable homes with similar lots or outbuildings, and in some areas those unique features can even work against a future sale.
Finding comparable properties can be more challenging in rural areas, where it is more difficult to locate recently sold homes with similar features. The appraisal still works the same way, but the comparable sales portion takes more care.
The value and marketability of a condominium depend on factors that do not apply to single-family homes, so additional review steps confirm that the condominium project meets lending guidelines before financing can move forward.
