The new payment is higher than your current payment. That can still make sense when shortening your term to pay less total interest, but this calculator does not show those interest savings.

About These Calculators

These calculators are provided as educational tools only. Results are estimates based on the information you enter and on general assumptions that may not fit your situation. They are not an advertisement for any particular loan terms, interest rates, or payment amounts, and they are not an offer or commitment to lend. America's Credit Union does not guarantee that the figures shown will apply to your individual circumstances. Actual rates, payments, taxes, insurance, and program eligibility are determined during the application process.

Not every refinance results in a lower monthly payment. For example, some members refinance to a shorter term to pay off their home sooner and pay less total interest over the life of the loan, even though the monthly payment may increase. The refinance calculator does not currently reflect the interest savings in those scenarios. Talk with an ACU Home Loan Consultant at 253-591-6871 to review what a refinance would mean for you. Calculator Questions, Answered

What members ask most when running their numbers.

A common guideline is to keep total housing costs at or below 36% of gross monthly income, including principal, interest, taxes, and insurance, after subtracting existing monthly debts. The affordability calculator above estimates a home price from your income, debts, down payment, rate, and term.
Debt-to-income ratio is your total monthly debt payments divided by your gross monthly income. Lenders use DTI to gauge how much mortgage payment fits your budget. A conservative target is 36%; many programs allow up to 43% or more depending on the loan.
Refinancing can make sense when you can lower your rate, reduce your monthly payment, or shorten your term. Compare the monthly savings to your closing costs: dividing costs by monthly savings gives the break-even point in months. If you plan to stay in the home past break-even, refinancing may help.
No. Some members refinance to a shorter term to pay off their home sooner and pay less total interest over the life of the loan, even though the monthly payment may increase. Compare both the payment change and the total interest when weighing a refinance.
